Following a successful tender exercise, we were appointed by East Dunbartonshire Council as the main contractor to undertake this work on their behalf.
We were contracted to construct a new build care home, incorporating 10 en-suite bedrooms with carers suites, communal living, kitchen areas and external works, including play areas, soft landscaping and parking.
The project was managed and co-ordinated by ourselves and would see us utilise a mix of our own direct labour and where necessary, also supplementing this with additional sub-contractors.
The Client Brief
The project involved the construction of a new, high-quality, robust residential unit, using timber frame with brick and insulated render on the outside. A large double height, full-length corridor with electronically controlled roof lights that would allow daylight to flood the building to stunning effect.
Located adjacent to existing residential properties, we were mindful of minimising disruption to the surrounding residents during the project build.
Our Expertise
We have undertaken numerous jobs on behalf of a number of Local Authority clients, who each have their own preferred way of administering contracts of this nature.
Our aim when undertaking work of this nature on behalf of a client, is to always provide our client with a 1st class service, that matches the design specification, as laid out in the project plan.
We are able to draw on years of collective project management experience in the construction sector, which helps ensure that we effectively plan and manage project builds on behalf of our clients.
We manage all the necessary works pertaining to the contracts we have been successful in being awarded, which ensures the smooth flow of materials and management of human resource that are necessary to meet the required project deadlines.
The sub-contractors we use are all personally vetted by us, ensuring that any work they undertake on our behalf is completed to the same high standards that we have built our own reputation on.
This particular project required us to utilise both our own direct labour and a wide variety of specialist sub-contractors in order to ensure that we successfully completed the project on time and on budget.
A Strategic & Considered Approach To Working With Our Clients
We pride ourselves in working closely with our clients, which helps build strong, ongoing client relationships.
We take the time to understand what our clients are looking to achieve, so that we may in-turn, focus on the key deliverables for any project that that we undertake on their behalf.
We always try where possible to accommodate our clients wishes, as we believe this is what sets us apart from the competition…going that extra mile!
For the duration of this project, we ensured that we communicated with the client on a regular basis.
We were mindful of the impact that the building works would have on local residents and took great efforts to minimise the disruption that the building works would cause. We did this by notifying the local authority in advance of any work that was due to take place that would cause disruption to local residents.
We understood that this project had to adhere to tight deadlines and we are pleased to say that due to the care and attention we put into this project, the client was extremely satisfied with the completed project.
